44 East Avenue is a 49-story, 309-unit condominium tower located in Austin, Texas. Rising 570 feet, it is slated to be one of the city’s tallest structures and an influential addition to the downtown skyline. The design embraces its busy urban site and the active, nature-loving lifestyle that characterizes the city’s culture, projecting laid-back elegance inside and out.
Residences range from one- to four-bedroom units, with 16 penthouse units occupying the top four levels. The European-style design of the residential units is airy, spacious and precise with finish options offered in three palettes - classic, natural and dramatic. Italian, bespoke cabinetry pulls away from the wall to lend to the feeling of the millwork floating in the space. Floor-to-ceiling windows create bright and airy interiors with long, panoramic views and all units have balconies enhancing access to the outdoors and fresh air.
A nature-soaked urban oasis defines the design of the amenity spaces on the 11th floor, where a cenote-inspired pool, lounge, game rooms, family room and dog lounge are all interwoven with gardens filled with native plants. Additional amenity space is perched on the 37th floor, where a lounge and outdoor seating are oriented to take advantage of sweeping views of downtown, the lake, the greenbelt and the rolling hills to the west.
An additional 230,000 square feet in an on-location parking structure will include over 550 spaces for tenants and the public. This project is currently targeting the Austin Energy Green Building 3-Star rating.
